I am Zeyad Eid, a Dubai property advisor with close to twenty years in the UAE, and the work I do is built to solve exactly that problem.

I am a Senior Property Consultant at D&B Properties, a Dubai Land Department and RERA licensed brokerage. I work with international investors and Dubai-based buyers across off-plan and ready property, with a particular focus on developments from Emaar, Nakheel, DAMAC, Meraas, Binghatti, Sobha, and Aldar. How I work as a Dubai property consultant

The market does not reward guessing. It rewards a clear read on what the data says and an honest view of what you can and cannot control. So the approach is the same every time, whether you are buying your first apartment or adding a fourth property to a portfolio.

I start with your strategy, not a listing. Capital growth, rental yield, a primary home, or a shorter hold each point to a different decision. From there the conversation moves to numbers that matter: price per square foot, payment plan structure, realistic yield ranges, and the developer's actual delivery record rather than the one in the brochure.

Experience before real estate

Before property, I spent more than a decade in broadcast media, most of it at Sky News Arabia as a Production Engineer Supervisor, with earlier roles in Cairo and across the region. The work meant planning complex operations under pressure, coordinating between teams with competing priorities, and being the technical reference point others relied on when the stakes were high and the timeline was fixed.

That background matters more than it looks. Property decisions involve moving parts, real deadlines, and large sums where a wrong call is expensive. The discipline of getting the details right, the first time, carried straight over.

The Dubai Property Table community

Alongside advisory work, I run the Dubai Property Table, a free WhatsApp community for people buying, investing in, or simply thinking about Dubai real estate. The idea is one honest place to ask a real question and get a real answer, with no agent pitch sitting behind the response. Members get daily market updates, area and developer spotlights, deal reviews, and practical buying tips.

The newsletter runs on the same principle and reaches more than 20,000 investors. It exists to inform, not to sell. If a launch is worth a look, I say so with the numbers attached. If it is not, I say that too.
