Here is the straight read on what is confirmed, what is not, whether the numbers actually work, and whether this is even the best product for your money right now.

Start with the honest answer most people are searching for. RAW District Phase 2 prices are not confirmed yet, and the exact Phase 2 plot has not been published. The indicative figures circulating, studios from around AED 666,000 and one bedrooms from AED 949,000, mirror the Phase 1 launch list. Allocation pricing in Dubai usually lands at least 15 percent above pre-launch indicative numbers, so read every figure on this page as a reference point, not a confirmed price.

That caveat is the whole point of this review. RAW District Phase 1, an AED 2 billion mixed-use scheme on Sheikh Zayed Road, sold out on its launch day on 22 June 2026. Phase 2 rides on that momentum, and momentum is exactly when buyers overpay. Below is what we know, what we do not, and who this fits once the real numbers land.

RAW District Phase 2 by Imtiaz Developments is the second release of the RAW District concept on Sheikh Zayed Road, in the Downtown Jebel Ali corridor. Like Phase 1, it is a mixed-use scheme: fully furnished studios to three bedroom apartments, plus office and retail floor plates, with direct pedestrian access to Jebel Ali Metro Station on the Red Line.

The pitch is that an earlier EOI gives a stronger chance of securing a preferred unit before public release. Useful if the project fits you. Not a reason to rush in blind.

RAW District Phase 2 payment plan

Two payment plans are indicated for RAW District Phase 2, matching the Phase 1 structures:

  • 50/50 plan. On Phase 1 this ran roughly 20 percent on booking, 30 percent across construction milestones, and 50 percent on handover. No post-handover component.
  • 60/40 plan with post-handover. Around 60 percent through construction and 40 percent spread over three years after handover, which on the Phase 1 timeline extended to 2032. This is the plan built for buyers timing instalments against rental income.

The exact Phase 2 percentages and milestone dates will be confirmed at launch. If the post-handover route matters to your cash flow, that is the detail to pin down in writing before you pay an EOI.

Location: Downtown Jebel Ali and the southern corridor

RAW District Phase 2 sits on Sheikh Zayed Road in Downtown Jebel Ali, the same corridor as Phase 1. The location case is genuinely strong on paper: a metro-linked Sheikh Zayed Road frontage with a pedestrian bridge to Jebel Ali Metro Station, roughly 10 minutes to Expo City Dubai and Palm Jebel Ali, around 15 minutes to Dubai Marina, and about 25 minutes to Al Maktoum International Airport.

This is the belt Dubai is pushing growth into, anchored by the Al Maktoum airport expansion and Palm Jebel Ali. JAFZA and its thousands of operating companies sit close by, which supports real, measurable corporate rental demand rather than speculation alone. The honest caveat: the exact Phase 2 plot has not been confirmed. Within Downtown Jebel Ali, the specific plot decides your views, your walk to the metro, and what gets built next to you. The developer: Imtiaz Developments track record

RAW District Phase 2 is developed by Imtiaz Developments, a Dubai private developer founded in 2004. The track record is one of the stronger parts of this case. Company figures point to more than 40 projects, over 2,000 delivered homes, and a development value above AED 10 billion. More relevant for an off-plan buyer, Imtiaz has a pattern of early handovers, delivering Pearl House II in JVC three months ahead of schedule and completing several projects across JVC, Jumeirah Garden City and Dubai Islands.

For off-plan, delivery history matters more than the brochure. A developer that has repeatedly handed over on or ahead of time carries less completion risk than one selling its first tower. On that measure, Imtiaz earns reasonable confidence.

Construction and handover update

As of 30 June 2026, RAW District Phase 2 is at the pre-launch and EOI stage. The exact launch date has not been publicly announced, and construction has not begun on the Phase 2 plot. The Phase 1 handover guide is Q1 2029, with the 60/40 post-handover balance running to 2032. Expect Phase 2 to carry a similar or slightly later horizon once confirmed. Is RAW District Phase 2 the best value right now?

This is the question a review should answer and most do not. A project can be fine on its own and still be the wrong buy when you line it up against what else is on the table. On RAW District Phase 2, my view is direct: the one genuinely strong feature is the post-handover payment plan. Strip that away and you are left with an ordinary deal on price.

If a post-handover plan is what you need, to carry part of the cost from rental income, then RAW has a real reason to be on your list. If you do not specifically need post-handover, the picture changes. On price per square foot the indicative numbers are normal, not special, and you can find better value for money elsewhere with more proven, more guaranteed rental demand behind the unit.

Here is the part most buyers miss. You do not even have to leave Imtiaz to find it. Imtiaz has stock in Dubai South near Al Maktoum International Airport and Expo City, and in my view, as a one bedroom, that product is a better buy than this RAW unit. Lower entry, an area with a clear long-term demand driver in the airport and Expo corridor, and the same developer track record. So before you put an EOI on RAW Phase 2, the honest comparison is not RAW versus nothing. It is RAW versus an Imtiaz one bedroom in Dubai South, and versus other well-priced launches in the same budget.

The one-line filter

If you need a post-handover payment plan, RAW District Phase 2 earns a look. If you do not, compare it against an Imtiaz one bedroom in Dubai South and other launches in your budget first, because on price alone RAW is ordinary and the demand case is stronger elsewhere.

Who RAW District Phase 2 actually fits

No single answer fits every buyer. Here is how it breaks down by profile, with a direct call on each.

Yield-focused investorFits, with one condition
A fully furnished, metro-linked unit on Sheikh Zayed Road with JAFZA corporate demand nearby is a workable yield product, and the 60/40 post-handover plan lets you carry part of the cost from rent. The condition is value: only if the final price per square foot leaves real yield after service charges, and only after you have checked it against a lower-entry Imtiaz one bedroom in Dubai South, where the demand case is at least as strong for less money.
Long-term capital growthWait and see
The southern corridor story is real, but capital growth depends on buying well. At indicative pricing the entry is not a standout. If allocation pushes prices up the expected 15 percent or more, the growth case weakens. Confirm the plot and the final price before deciding.
End user and primary homeThis can fit
If you want to live on Sheikh Zayed Road with the metro at your door and the amenity density of a mixed-use district, the product suits you. As an end user you care less about flip economics and more about the home and the commute, both of which stack up here.
Short-term flipperThis does not fit
Buying at indicative pre-launch numbers and hoping to flip on allocation uplift is a thin trade when the plot, sizes and final price are not yet public. If your plan needs a guaranteed short-term gain, this is not the entry for it.

Risks and what to check before you sign

  • Price per square foot. At indicative levels the psf is not the strongest value in the corridor right now. There are better-priced locations in the city today. Run the psf, not just the headline price.
  • Allocation uplift. Official allocation pricing typically sits at least 15 percent above pre-launch indicative figures. Budget for that, and judge the deal on the real number.
  • Plot not confirmed. The exact Phase 2 plot within Downtown Jebel Ali is not public. Location inside the district drives views, metro access and resale. Wait for it.
  • Sizes not released. Unit sizes for Phase 2 had not been shared at the time of writing. Without sizes you cannot calculate psf or true yield.
  • Service charges. Phase 1 indicated around AED 18 per square foot. Confirm the Phase 2 figure once the building is registered, since it directly cuts net yield.
  • Golden Visa threshold. Units at or above AED 2M qualify for the 10-year UAE Golden Visa. The indicative three bedroom at AED 1.90M sits just under, so confirm the final price if the visa is part of your plan.

My advice is to register an EOI if you want to keep your options open, since it is refundable and non-binding, but do not commit beyond that until two things are public: the exact plot and the official allocation price list with unit sizes.

On the numbers as they stand, the single real edge here is the post-handover payment plan. If that is what you need, RAW District Phase 2 deserves a place on your shortlist. If it is not, I do not find this compelling on price per square foot for pure investment today. Allocation pricing usually rises at least 15 percent, the entry is ordinary rather than standout, and you can get better value with stronger, more guaranteed rental demand in other locations. That includes Imtiaz's own Dubai South stock, where a one bedroom is, in my view, a better buy than this RAW unit. So the call is simple. Need post-handover and happy with the final psf, this works. Otherwise, put it side by side with an Imtiaz one bedroom in Dubai South and other launches in your budget, and let the comparison decide before you move.
