01 · Why Ras Al Khaimah

A market I'm watching closely.

RAK is entering a real growth cycle — tourism, hospitality, business expansion and international money all moving in the same direction.

Tourism brings businesses, businesses bring jobs, jobs bring residents, and residents create housing demand. The play is to position ahead of that curve.

02 · The masterplan

More than a residential project.

Mira Coral Bay is planned as a complete branded waterfront destination — not a collection of standalone apartment buildings.

A 220,000 sqm masterplan bringing together 14 branded residential concepts along one shoreline. Nine plots in total; Plot 1, with John Richmond Residences, is delivered first.

03 · Waterfront lifestyle

A resort-style ecosystem.

The masterplan is built around amenities that create a destination — a place people want to visit, live in and rent within.

For investors, these aren't just facilities. They're what underpins rental demand and long-term desirability.

The thesis

Not another standalone tower.

Mira Coral Bay is an early-positioning opportunity inside Ras Al Khaimah's next growth cycle. The combination of a 220,000 sqm waterfront masterplan, branded residences, hospitality and lifestyle infrastructure — alongside RAK's expanding tourism economy — makes for a stronger investment story than simply buying into another apartment building.

The opportunity isn't just buying an apartment in RAK. It's gaining exposure to RAK's growth through a differentiated, branded, waterfront product — with an accessible entry price and a payment plan that runs three years past handover.

So the thesis I run for clients is this: buy the differentiated, scarce, branded product early, while the destination is still being built out, and hold through the tourism and infrastructure ramp toward both rental premium and capital appreciation.

Why it stands out

Several demand drivers, combined.

Waterfront location

Directly on the Arabian Gulf shoreline in Al Mairid — scarce, and hard to replicate.

Branded residences

John Richmond branding and Italian furnishings — the scarce end of the market.

Destination-scale masterplan

220,000 sqm with hotels, beach clubs and restaurants, not a token amenity floor.

RAK tourism growth

1.35M visitors in 2025 heading to 3.5M+ by 2030, with the Wynn resort as catalyst.

Accessible entry price

Studios from AED 550K — a low entry point into a branded waterfront product.

Post-handover payment plan

50/50 with half the price spread over three years after handover.

The location

Al Mairid, on the waterfront — 10 minutes from Downtown RAK.

Common questions

What buyers usually ask me.

Is Ras Al Khaimah actually a good place to buy now?+
RAK is in an early growth phase similar to where established Dubai communities were years ago — driven by tourism, the Wynn Al Marjan resort, and infrastructure investment. Prices are still at an accessible level relative to Dubai, which is the point: you're positioning ahead of the demand curve rather than after it.
What makes John Richmond Residences different from a normal apartment?+
It's a branded residence delivered turnkey — furnished and equipped with branded Italian furniture and integrated kitchen appliances — inside a 220,000 sqm waterfront destination with hotels, beach clubs, a yacht club and restaurants. Branded, waterfront, destination-scale product is the scarce end of the market.
How does the payment plan work?+
It's a 50/50 plan: 50% during construction and 50% spread over three years after handover, with handover expected Q1 2029. For investors, that post-handover portion is a capital-efficiency angle — half the purchase price extends beyond completion.
Which unit should I actually buy?+
Not every unit will perform the same. I'd analyse price per sq ft, view, floor, orientation, layout, unit scarcity, rental positioning and resale liquidity. The objective is the unit with the best combination of entry price, future rental demand and exit potential — that's what the call is for.
