Yas Point is a new Aldar project on Yas Island in Abu Dhabi. It sits on the northern tip of the island, on the water, a short drive from the upcoming Disney Abu Dhabi. Aldar unveiled it on 10 July 2026.

The headline number is AED 6 billion. The community spans about 600,000 square metres and will hold 1,600 homes across apartments, townhouses, and villas. It comes with its own beach, a 700 metre promenade, parks, retail, and an international school.

The first phase is expected to launch within days. Aldar has not put out prices, payment plans, or handover dates yet. So treat any number you see elsewhere as unconfirmed until Aldar releases it.

The location is the whole story

Location is why this project matters. Yas Point sits next to the only Disneyland coming to the region. That is a rare thing to be able to say about any home.

A theme park of that size pulls tourists, jobs, and demand for years. Homes on its doorstep tend to hold value and stay in demand because there is always someone who wants to be near it. That is the case here.

And Yas Island is already built out around it: Warner Bros. World, SeaWorld, Yas Marina Circuit, Yas Mall, and the upcoming Sphere Abu Dhabi. Yas Point drops a beachfront community into the middle of all of that.

This is not an apartment block. It is a full community with its own daily life built in.

Here is the honest state of pricing right now. Aldar announced the destination, not the individual homes. Prices, payment plans, and handover dates were not part of the launch.

The risks, before the upside

No prices yet means you are committing to an area and a developer, not a confirmed deal. That is fine, as long as you know it.

  • Prices are unconfirmed. Wait for the official release before you judge value.
  • Phased delivery means the full community takes years to complete around you.
  • A launch this early tends to price in the Disney premium from day one, so run the yield math before you buy.

On the developer side, there is little to worry about. Aldar is Abu Dhabi's largest listed developer with a long delivery record. That lowers the completion risk that hangs over smaller names.

What I think about Yas Point

If you asked me, here is my read. The location is as good as it gets: beachfront, next to the only Disneyland in the region, on an island that already works. That combination is rare and it is the reason to look at this.

My advice is simple. If you are an international buyer after capital growth or income, get on the list and wait for the first phase prices. Then check the price per square foot and the payment plan before you commit. If the launch price already bakes in the full Disney premium, be patient and compare it against Yas Acres and the wider island.

The right move here is to move early on information, not on hype. Know your number before Aldar releases theirs.
